1. INTRODUCTION

Welcome to www.domusacaja.it (“Site”). These Terms and Conditions (‘Terms’) govern your use of our Site and accommodation booking services (“Services”). By using our Site, you agree to be bound by these Terms.

If you do not agree with any part of these Terms, please do not use our Site.

2. DEFINITIONS

  • “Domus Acaja” or “us” or “our”: Leonardo and Marco, owners of the apartments

  • ‘Guest’ or “you”: the person booking the accommodation

  • “Accommodation”: the apartments available at Via Principi d'Acaja 4, Pinerolo (TO) 10064

  • ‘Reservation’: the agreement to rent the Accommodation for a specified period

  • “Period of Stay”: the check-in and check-out dates specified in the Reservation

3. RESERVATION AND CONFIRMATION

3.1 Booking Process

Bookings must be made through our Website or by contacting us directly via WhatsApp at the numbers provided.

3.2 Booking Confirmation

A Booking is only confirmed after:

  • Receipt and confirmation of your details

  • Payment of the deposit (if required)

  • Sending of the confirmation email/message by us

3.3 Booking Details

You guarantee that all information provided is accurate and complete. You are responsible for notifying us of any errors immediately.

4. PRICES AND PAYMENT

4.1 Prices

The prices listed on the Website are per night and include:

  • ✅ Accommodation

  • ✅ WiFi

  • ✅ Linen and towels

  • ✅ Fully equipped kitchen

  • ✅ Utilities (water, electricity, heating)

4.2 Price Variations

Prices vary according to the period (weekdays/weekends) and season. Rates are clearly indicated in the Price Calendar on the Website.

4.3 Payment Methods

We accept payment via:

  • 💳 Credit/debit card

  • 🏦 Bank transfer

  • 📱 PayPal

  • 💬 Contact Leonardo/Marco to negotiate

5. CANCELLATION AND REFUNDS

See the separate “Cancellation Policy” document for full details.

Quick summary:

  • ✅ 0-14 days prior: 100% refund (minus fees)

  • ❌ Less than 14 days: No refund

6. CHECK-IN AND CHECK-OUT

6.1 Times

  • Check-in: from 2:00 PM onwards (contact us to arrive earlier)

  • Check-out: by 11:00 AM (contact us to stay later)

6.3 Access to the Accommodation

Access is via:

  • 🔑 Door code

  • 📞 WhatsApp support available 24/7

7. USE OF THE ACCOMMODATION

7.1 House Rules

The Guest agrees to:

  • ✅ Use the Accommodation only for legitimate residential purposes

  • ✅ Respect the peace and quiet (no noise after 10:00 PM)

  • ✅ Not smoke inside

  • ✅ Not organize parties or events without authorization

  • ✅ Not sublet to third parties

  • ✅ Leave the Accommodation clean upon check-out

7.2 Restrictions

The following are not permitted:

  • ❌ Smoking (including electronic cigarettes)

  • ❌ Pets (unless written authorization is provided)

  • ❌ Dangerous equipment

  • ❌ Illegal activities

  • ❌ Disturbing the peace

Violations may result in a fine of €100 to €500 and/or immediate termination of the Reservation without refund.

7.3 Damage

The Guest is responsible for:

  • Accidental damage to the Accommodation (except normal wear and tear)

  • Loss or breakage of items

  • Damage caused by failure to comply with the rules

Repair/replacement costs will be charged to the Guest.

8. HEALTH AND SAFETY

8.1 Domus Acaja's responsibilities

We guarantee:

  • ✅ Clean and well-maintained accommodation

  • ✅ Fire extinguishers and first aid kits available

  • ✅ Emergency contacts provided

8.2 Guest responsibilities

The Guest assumes full responsibility for:

  • Their own safety and that of their companions

  • Compliance with Italian law

  • Personal health and hygiene

  • Any injuries resulting from personal negligence

9. PERSONAL DATA AND PRIVACY

See the “Privacy Policy” document for full details.

Summary:

  • We collect personal data necessary for the Reservation

  • Your data is protected according to GDPR

  • We do not share data with third parties without consent

  • You have the right to access, modify, and delete your data

10. LIMITATION OF LIABILITY

10.1 Exclusions

Domus Acaja is NOT responsible for:

  • ❌ Service interruptions (water, electricity, internet) due to unforeseen circumstances

  • ❌ Guest injuries

  • ❌ Theft or loss of personal belongings

  • ❌ Disturbances from neighbors

  • ❌ Bad weather or natural disasters

10.2 Insurance

We recommend that you take out travel insurance to cover any cancellations.

11. DISPUTES

11.1 Applicable Law

These Terms are governed by the laws of the Italian Republic.

11.2 Dispute Resolution

In the event of a dispute:

  1. First contact: contact Leonardo/Marco via WhatsApp

  2. Mediation: we will seek an amicable solution within 30 days

  3. Arbitration: if necessary, we will refer the matter to an independent arbitrator

11.3 Jurisdiction

Disputes shall be submitted to the court of Turin (Italy).

12. CHANGES TO THE TERMS

We reserve the right to change these Terms at any time. Changes will be posted on the Site and will take effect immediately.

Your continued use of the Site after the changes means that you accept the new Terms.
